I think if you can figure out how to exchange the damper on the far bedroom, it would be great. When the air system comes on the damper makes a lot of noise. We had a great stay - met the guest downstairs and he was super nice.

This is exactly what my family was looking for –– a quiet, cozy cottage, perfectly located close to the beach and town, with something to keep everyone happy. Except for one easy drive into Charleston, we enjoyed walking everywhere. A big bonus was the badminton court in the backyard. Many thanks to our host Sam; I look forward to a return visit.

There weren't enough review stars. Thanks to Sam, we have a new favorite place in Folly Beach. Sam was very proactive with communication; he was friendly and easy to work with. The Breezy Shack exceeded our expectations and was actually better than the pictures showed. The property was very clean and well cared for. It just had a great feel to it. We will be contacting Sam for our next trip to Folly.

Tropical Storm Debbie put a damper on our trip, but we still managed to have a good time at the beach and exploring Folly Island. This second-floor abode is nestled amongst huge oak trees and palmettos just a two minute walk from the beach and a five minute walk from restaurants and shops. Plenty of room for a family of four and the full-length screened-in patio is a great place to relax with a book and listen to the waves crashing onto shore. The memorable part of the trip, though, was Sam's communication and responsiveness. When it became clear Debbie was going to dump a lot of rain on us, he reached out to let us know about the situation and our options. He visited the property and called us the next morning to make sure everything was OK and gave us good local advice on flood concerns. We ended up cutting our stay short by a day to avoid getting stuck on the island from flooding. Throughout, Sam was in contact with us and very considerate. Can't thank him enough!

We stayed four nights for a quick beach getaway, traveling with two teens. The beach is a very short walk. beach chairs, umbrella, towels and boogie board provided. The house had comfortable spaces, enjoyed the screened porch on hot days and during rain. Comes with some games and books that were fun! Was a great space for our time in Folly Beach!

We had a wonderful stay at the breezy shack! The location was ideal being on a quiet, shady lot only a block from the beach. The house was clean, comfortable and beautifully decorated, my kids loved playing badminton on the courtyard, and the screened in porch was our favorite spot to hang out! The only downside was a lack of washer and dryer, but there was a nice laundromat only a few blocks away. We had everything else we needed, and the property manager, Sam, was very communicative and easy to work with. We will definitely be staying here again!

When you’re booking a trip, and looking at places to stay, you can’t really tell how the photos will translate to the actual experience. Looking back now on the photos, it’s exactly where you’ll be. It’s meant for up to six adult occupancy but we did it just as a couple. That turned out to be perfect - we were looking for a great jumping off point to explore the area and this was it! Some things that stood out: breakfast on the screened in porch, the feeling of seclusion while being three blocks from everything Folly Beach, but also a great staging area for a super navigable and hip city and surround. Well worth the expense. Sam’s 100% got you covered!

Lovely beach home. We stayed on the second floor of the home and it is well designed - nice kitchen area - open living space, awesome screened front porch. Loved how flowers, ferns etc were placed. Close to beach and downtown - quiet and peaceful setting. The backyard area is great - love the set up for outdoor games. Highly recommend.

Breezy Shack was so close to the beach which made taking our family there very convenient. We loved how walkable the place was. The house had everything we needed and it was an easy space to have our little ones in, the porch even had a sliding gate at the stairs so we didn’t worry about the kids outside.

Breezy Shack was wonderful! So close to the beach and Center street. Loved sitting on the screened in porch with our coffee every morning. The island and home are so welcoming and comfortable we relaxed immediately.

Sam's place is amazing! We were staying on Folly Beach because our daughter was getting married on James Island, so our family, which included married children, rented both the top and the bottom of this duplex, and we couldn't have been happier. We wanted to be near the beach, and this location was ideal; it's a very short walk to the beach. We had kids ages 2, 3, and 5, and only one stroller. . .no wagon to haul everything, but we did not mind the short walk at all. The back yard with the "biggest sandbox ever" according to my 5 year old granddaughter was wonderful, and the provided sand toys was a huge blessing. The kitchen was well stocked with needed pots and pans and plenty of dinnerware. We had ample towels, and honestly, we never lacked for anything. We never had to run to the store because something was missing from the house. If we return to Folly Beach, Sam's place will be our rental of choice.

We had a wonderful time staying at the Breezy Shack! The location cannot be beat. The beach and town are extremely walkable, and the screened-in porch is shaded and private feeling while still offering lots of fun people watching. Folly Beach is a fantastic beach destination. The home is just the right size – spacious enough to spread out and cozy enough to keep family members engaged with each other. Sam was proactive and easy to communicate with right from the start up until check out. We cannot recommend Breezy Shack highly enough!

We had a late night check in due to our flight and Sam had instructions on how to get in and what we needed to know about the house after we got there. He was great to work with. We would definitely rent Breezy again!

If you’re looking for a place to stay at Folly that is walkable to the beach, center street for shopping and eating then look no more. Sam’s place is very clean, nicely decorated, a block from the beach and two blocks from center street making it an ideal, walkable location. We’ve been coming to Folly Beach for a few years now and my only regret is we didn’t find Sam sooner.

First, this home is half a block from the beach. It’s a prime location and has beach chairs as well. The pictures were accurate and it really was a wonderful weekly rental. I did message the host about a few issues and he called me right away to resolve them. *A new Publix is 4 miles away, which was a great grocery option.

My family had the best vacation ever. Walking distance to the center of town and the beach. We rented a golf cart and had room to park both it and our large SUV. Communication was great and we got immediate responses for any questions we had. Folly Beach is the best. We found large shark teeth on the beach and examined our finds on the screened porch. The outdoor shower was terrific and we each had our own room. Planning next years trip already. Will stay here again.

The Breezy Shack is an amazing spot on Folly Beach to stay! The decor is adorable and beach themed, the beds are comfortable, the location is perfect with lots of shade and a short walk to beach access and the host is great to deal with and easily reached! We loved our time in Folly Beach!

Perfect stay in a very clean and special unit. The pictures and description are accurate. Sam was a perfect host and great communicator. We felt at home right away, and loved sitting out on the large screened porch. The location can't be beat; we parked our car and enjoyed an easy walk to wherever we wanted to go on Center St. We will absolutely come back to the Breezy Shack on our next visit to Folly Beach.

This is a beautiful space, and the beach access cannot be beat. A comfortable living area, all the basic amenities. As a remote worker I was a little disappointed when the wifi seemed to be having some challenges, but Sam was willing go above and beyond to make it right (luckily he didn't need to, but his willingness meant so much). Sam was a great communicator from start to finish. If you happen to find this place available, book it. You won't be sorry.

Perfect beach bungalow for our family of five! Beautifully decorated and immaculately cleaned with superior attention to detail to make our week at Folly Beach almost effortless and completely relaxing. We played volleyball and badminton in the back, and played cards and read books on the screened front porch. Short walk to restaurants and shops. The list of recommendations by the host were spot-on. We really enjoyed our time at Sam’s Place and Folly Beach! It was so nice being walking distance to the beach, restaurants and shopping. Having the outdoor shower really made having only 1 bathroom manageable with 3 teenagers that like long showers.(Outdoor shower was a he bonus). A perfect stay! The property was immaculate, charming and a three minutes walk from the beach. It was also just a short walk into the "main drag" of town which made us feel like we lived there! The volleyball/badminton court in the back yard of the house was an added bonus for our teen boys and a great spot to sit and relax before or after beach time. Sam is hands down the most responsive and prepared host we've ever worked with on a rental . . . he replied to questions about the area almost instantly (before, during and after our stay) and, after we checked out, even fished out of the property trash can a bag of laundry that was accidentally tossed away by one of those previously mentioned teen boys. :) Sam made the experience seamless and easy and we wouldn't hesitate to take a round two at this darling property and with Sam as a host!

Location, location, location! Not right on the ocean, but literally as close as you can otherwise get.
